IMPORTANT – SECTION 21 DEADLINES!

The Renters Right Act 2026 commencement date of 01 May 2026 is fast-approaching. As you may be aware, this Act abolishes the use of Section 21 Notices – the end of no-fault accelerated evictions. If you wish to rely on Section 21, you will want to take note of the following dates: –

Service of Notices – 30 April 2025.

Issue of Proceedings – this will either be (depending on which comes first):

  • 6 months after the date you gave the notice; or
  • 31 July 2026.

It is vital to ensure that you have served a valid Section 21 Notice and that you have take all necessary steps in accordance with the above deadlines. It may be your last chance to get it right.

Please note that after these dates, you will need to rely upon Section 8 eviction proceedings under the grounds available. As you may know, all Section 8 eviction proceedings will be dealt with at a hearing rather than by way of paper determination, like Section 21 proceedings.
